If we haven't met before, we are Randy and Yvonne Hoyt, and not so long ago we were struggling to attract clients. We know exactly what it’s like to feel stuck - paralyzed even - not knowing what to do anymore, trying to find the one thing that would work, or a clear path to follow, a roadmap that would just allow us to cut through all the noise, so that we would finally break through, stand out and succeed in our real estate career.
We took all the action: Chasing after leads, cold calling, door knocking, hosting open houses, sending many expensive mailers, running after FSBOs and expireds, "Just Listed" and "Just Sold" posts on our social media (which, come to find out, were distributed to only about 5% of our followers), making videos, staying in touch with our past clients, etc. - there was little we didn't try.
For a long time, we thought that if we just worked hard enough, clients would appreciate our efforts, value our expertise, and the referrals would start pouring in. We got some business here and there, but nothing was consistent. Some months, we had plenty of deals, and other months? Crickets.
Often times we felt that we were doing so much for people, yet it didn't seem to make a difference. We also felt that we were still not being valued, respected, and frankly, at times, felt taken advantage of.
But we kept at it, dove into courses, coaching, got burned by flashy marketing promises....It was overwhelming and just so frustrating, with A LOT of money spent and disappointing results...
Until we finally realized the truth:
The problem wasn't effort - the problem was lack of a good strategy and working with focus and intention. Clients don't value, nor trust Generalists. They trust and appreciate Specialists - agents who own their niche and solve SPECIFIC problems.
So, we pivoted.
We stopped trying to be everything to everyone. It was scary at first, we were afraid that we would lose the client base and the business we did have, and repel prospective clients. But we knew, our situation would never change, unless we did...
So, we trusted the process. We started owning our chosen niche, built a personal brand that positioned us as the experts, and focused on attracting only the right clients, instead of chasing after every lead, and taking every piece of business (from a half burned-down house to a car dealership - and everything in between) we could get our hands on, just to (hopefully) get paid at some point in the future. The difference was: We now had focus and direction, we were working with intention, our brand story was consistent everywhere.
Everything started to change. We no longer had to beg for business! Clients started reaching out to us, ready to work with us, because they trusted our authority in our niche. We finally felt good about what we were doing, it was rewarding to be able to apply our life and career experience to help people. We started enjoying real estate again. By that time the following year we had more than doubled our sales volume, and our income grew from there. Honestly, niching down was the best thing we ever did. We were attracting the clients we enjoyed working with the most. Often times they referred business to us that was outside of our niche, and if they were not the right fit, we referred them to another agent, who was better suited. Our quality of life improved drastically, our stress levels went down, we were finally able to focus on the things that matter most - including our health and wellbeing. It's important to feel good about, and believe in what you're doing.
